The list price of your home is something that should be carefully considered. In this market, you need to be competitive. To assist in pricing your home accurately, I like to complete a home visit. This allows me to understand what drew you to the house and the types of upgrades you completed, to accurately and effectively appeal to the ideal buyer.

With my extensive knowledge and expertise, I will complete and present a Comparative Market Analysis (research with comparable recent sold, active, and expired listings in your area) to provide you with a fair and solid list price. This is where we’ll also discuss the market conditions, the detailed marketing plan, and compensation – only if the home is sold.

With my years as a real estate agent I am confident that I will price your home competitively to ensure your house is sold at the best price. The only time your home listing is withdrawn is by a sold sign.

Something that often gets overlooked while selling a home is the marketing. This is not the time for an agent to cut costs. As marketing affects exposure, you want to ensure it’s done with results in mind, and I provide that. Some ways to make your property stand out include:

      • Understanding your audience: Knowing who your buyers are is critical to finding the ideal one. Are they a family with kids? No kids? I make sure your house gets noticed by the right buyers.
      • Getting exposure: There’s more to it than just posting your home for sale. You have to know where the best places to showcase your listing are, to ensure that it reaches the right demographic of buyers. I can get you the right exposure.

    Negotiations are an important part of the selling process. Homesellers don’t want agents to “practice” their skills during the process, they’re looking for one with the skillset to handle this situation; I’m here and ready! With my Real Estate Negotiation Expert (RENE) designation, you’ll be in great hands. When the deal is done, I ensure you’ve left the negotiation with the highest possible amount the Buyer market will pay.

    I also understand that it’s not always about Top Dollar. With my many years of negotiation experience and patience, I’ve got the ability to “read between the lines” so you’re never left scratching your head.

    Accepting an offer is more than just picking the highest offer price; you’ll want to keep an eye out for things like:

    • Bidding Wars – This happens when there are multiple buyers competing for the same property. Bidding wars or “multiple Offers” are great for the seller as they can help drive the selling price up.  By asking Buyers the right questions before accepting an offer, I’ll be there to help you navigate the situation so you come out on top.  I will do everything possible to help ensure that a deal will close on time and you get paid for peace of mind.
    • Common Conditions – Conditions and Clauses are added to the home buyer’s Offer to protect the buyer’s best interests. Common conditions can include home inspections, subject to financing approval, or subject to the sale of the buyer’s existing home. There are also myriad standard and custom clauses that can appear in an Offer. I will help ensure you’re not caught off guard and YOUR best interests are protected.

      What You Need to Know Before Selling.

      It’s quite the feat to sell a home, and I want to make the process easier by providing you with a step-by-step process of how you can get the job done, from beginning to end. So before you put your home on the market, check out these common questions.

      Should I sell first before buying?

      If you’re in a competitive buyer’s market, selling your home first can make sense. Selling your home first will let you know exactly how much money you have to buy with.

      To make financing simple, you can count on the proceeds from your sale as a hefty down payment and borrow the rest as you did for your first mortgage. Selling first also reduces the pressure, so you’ll be able to negotiate confidently for the top sale price on your current home and a closing date that will give you time to find the perfect home.

      When is the best time to sell a home?

      There are many factors that go into this decision: market conditions; where buyer demand is coming from; potential changes in the economy; availability of reasonable financing; the choice to sell “as is” or make improvements first, etc. I will take all of these elements into consideration and help you make the right decision for you.

      Should I get a pre listing inspection?

      A pre-listing inspection isn’t necessary to sell your home. What it does is identifies potential issues within your home before it goes up for sale, giving you time to remedy them to help eliminate objections from buyers. Remember, a pre-listing inspection is at the expense of the seller. You may want to consider this inspection as it may encourage more offers.  I can discuss the pros and cons in more detail with you.

      Is staging necessary?

      Staging plays a big role when selling a home. Did you know that 87% of people surveyed said that home presentation makes all the difference in home sales? It’s good to keep the house looking flawless. There are experienced staging professionals that can stage a home to get the most from your buyers. They’ll be able to show you the best way to stage your home. With a little effort put into the staging, you can see a great return on investment.  A home that’s staged, on average, increases 6.4% over the list price. Put in a little to get a lot more.

      Do I need a real estate agent to sell my house?

      Over 90% of home sellers use a Realtor, as the expertise, saved time, and higher sold prices typically outweigh the cost of commission. It’s a complex process to sell your home and without a realtor you could be wasting a lot of time while missing out on the experienced help. Working with me to sell your home, a licensed and insured real estate sales representative, you’ll receive exceptional service, outstanding marketing, and other benefits that you wouldn’t get selling alone.

      What does it cost to sell a home?

      Staging, home cleaning, photography and marketing costs can come into play–but hey, I take care of all that!  Professional service fees, aka commissions, vary from Realtor to Realtor. You can expect competitive fees from me, without sacrificing results. Something else you can also expect are lawyer fees of around $950 or so, and a statement of adjustments; you will receive compensation for anything that you have pre-paid in advance (i.e., taxes, utility bills, etc.).
