BUYING A HOME IN WATERLOO REGION

Is there a wrong way to buy a home?

Unlike the shoes you bought on final clearance or the dresser from last year's garage sale, a home is not a purchase you want to regret. Let's make sure you get it right.

Buying a house is a big decision. I'm here to make the process easy.

Buying a home is exciting, but it can also feel overwhelming. There's financing to sort out, homes that sell before you can book a showing, and paperwork full of terms you've never heard. And it's likely the biggest purchase you'll ever make.

Here is how I guide buyers through each step, from your first "wish list" to the day you get your keys.

01

Getting financed

Before you start looking, get pre-approved. It tells you exactly what you can afford, holds a rate for a period of time, and shows sellers you're a serious buyer, which matters in a competitive market. Your lender will help you choose between a fixed rate, which stays the same for your term, and a variable rate, which moves with the market. If you're a first-time buyer, you may also qualify for programs like land transfer tax refunds, tax credits and the First Home Savings Account. I can connect you with trusted mortgage brokers to get started.

02

Knowing your wants and needs

Before the first showing, sit down and separate what your home must have from what would be nice to have. A third bedroom for a growing family is a need. A finished basement might be a want. Think about the style of home that fits your life, whether that's detached, semi-detached or a townhouse, and whether a new build or a resale home suits you better. We'll work through it together in your free buyer counselling session, so we focus on homes that actually fit and you don't spend weekends on ones that don't.

03

Choosing the right agent

Most sellers have someone representing their best interests. Shouldn't you? The right buyer's agent knows the area, gives advice based on real experience, fights for your offer and keeps the process as stress-free as possible. I've lived in Waterloo Region most of my life, so I can tell you things about a neighbourhood you won't find online. As an Accredited Buyer's Representative (ABR), I've trained specifically to guide buyers, and as a Real Estate Negotiation Expert (RENE), I know how to put your offer in the strongest position.

04

Making an offer

Making an offer is more than naming a price. In a bidding war, several buyers compete for the same home, and a clear strategy can be the difference between winning and overpaying. A proper home inspection can save you thousands by uncovering problems you can't see from the outside. And the right conditions, such as financing approval or a satisfactory inspection, protect you while the deal comes together. I prepare every offer with the clauses and conditions that protect you, then negotiate in your best interests from start to finish.

05

Getting the keys

Once your offer is accepted, I monitor every part of the transaction until closing day. I work with your lawyer, lender and home inspector to make sure every condition is met on time, and share my moving checklist and "who to notify" list so nothing gets missed. A real estate agent's job isn't complete until you have the keys to your new home in your hand. Even then, I'm still here for questions, referrals and advice. Yes, I come with the house.

THE NEXT STEP

Start with a free buyer counselling session.

Whether you're a first-time buyer, upsizing, downsizing, relocating or investing, a short session in person or by video will help you become a savvy, well-informed buyer. Every buyer I represent also gets my detailed Home Buyer's Guide, covering:

  • The steps to buying a home
  • The pre-approval process
  • Budgeting for closing costs
  • Government programs that help you buy
  • What title insurance is
  • Preparing for house hunting
  • Financial do's and don'ts for buyers
  • The final steps to closing
  • Scheduling and packing tips
  • A "who to notify" checklist

What is the Derek Difference?

In Waterloo Region and beyond, I guide clients through the entire buying process, from your "wish list" to the "happy dance" when you get your new keys, plus all the little details in between.

In-depth showings

As we tour each home, I point out the good, the bad and the ugly, from visible defects to valuable features. Or, if you prefer, I can stay quiet and let you take it all in.

Neighbourhood insight

Honest opinions on neighbourhoods, schools and hidden drawbacks like hydro towers or planned developments, plus GeoWarehouse sales history to help assess value.

Homes not on the market

Through advertising I pay for myself, I encourage private sellers to offer their homes to my buyers before they're listed, giving you options other buyers never see.

Trusted professionals

Referrals to people who reduce risk and solve problems: inspectors with infrared imaging, mould and odour specialists, lawyers, insurers, mortgage brokers and renovators.

Offers that protect you

Every offer is prepared with the clauses and conditions that protect you, then negotiated in your best interests by a certified Real Estate Negotiation Expert.

Service after closing

I monitor every detail until closing day. After that, I'm still here for questions, referrals and advice whenever you need them. Yes, I come with the house.

Not sure where to start? That's okay.

A quick, no-pressure conversation is the first step. Call, text or email and I'll answer personally.
